We try our hardest to have your lodge ready from 4pm onwards as this allows for our dedicated team of cleaners and maintenance personnel to ensure your property is cleaned and ready for your arrival.
If you choose to arrive earlier than 4pm you are welcome to use the onsite facilities, such as the pool and restaurant.
If you wish to enter your accommodation as soon as you are onsite, for example if you have young children or frozen food, we strongly recommend that you do not arrive before 4pm.
Hotel rooms are available from 2pm
If the reception is closed we can greet you at The Waveney Inn
Please note our latest arrival time is 10pm
Reception is open until 7pm Monday and Friday for arrivals
All other days reception is open until 5:30pm
If you need to arrive later than this it’s helpful to let us know
Our restaurant team in The Waveney Inn will welcome you if the reception is closed
Please be aware once reception and the Waveney Inn are closed, there will not be anyone to greet you will keys. Last arrival time should ideally be before 10pm.
All our lodges check out at 10am
Wifi is available across our site and in all lodges
Yes we put towels in each property
One hand towel and one bath towel per person
All the lodges are on our site.
Some are directly over looking the marshes and some are set back with more limited views.
Please contact us if you would like a specific lodge or a specific view
We freshly clean our hot tubs for each guest and refill them for your arrival. This will mean that the hot tub will take a while to reach full temperature on your arrival day.
Children under 5 are not permitted to use the hot tubs due to the high temperatures
Maximum of 6 people at once
Please shower before and after use
We are a family site so please use a swim suit
Anyone who is pregnant or suffers from a heart condition should consult a GP before use
We recommend a 20 minute time limit to avoid over heating issues
Yes you can fish at several points on our site and we will direct you to these on arrival
There is a closed season where fishing is not allowed anywhere on the Broads – 15th March to 15th June
We do not allow live baiting on our premises
You are allowed to bring your own barbecue for use
If you are using a throw away type please ensure you raise this off our wooden decking on bricks
We do have a shared brick barbecue area for use with throw away barbecues on our grassed area
Beccles and Bungay lodges are fully accessible
Some of our other lodges have ramps, but do not have the wider doors
Some of our properties do have steps

All our lodges are non smoking, this includes e-cigarettes and vaping equipment
Please ensure you smoke outside away from open doors and windows

Please ensure you select a delivery slot for after 5pm and ensure you are at the lodge to receive it.
